Regular single-family homes and townhomes:

Up to 1,500 sq. ft. = $410

Square footage includes unfinished areas such as basements, attached garages, and walk up attics.
Add $45 for homes 40 years or older.
Thermal imaging is included in every inspection at no additional cost.
Condominiums (Interior Only Inspections)
These inspections start inside the building. They do not include exterior or common building features. These inspections are appropriate for condominium developments where most elements of the exterior, grounds, and some systems are controlled and maintained by a Home Owners' Association (HOA).

Add On Charges
Detached Garages/Outbuildings/Workshops: Detached buildings are generally not included in the inspection process. However, for detached one and two car garages a quick review of garage conditions are included as "courtesy observations". For most properties and clients this is enough. Occasionally, larger buildings or additional systems (electrical panel, plumbing, bathroom, heating etc.) result in an additional charge that is decided on site, generally $50-$150.
Extra systems: These can be multiple kitchens, electrical panels, furnaces, air conditioners, or other systems that are beyond what is typically encountered for a home of that size and add noticeably to the time of the inspection. These are uncommon, and often aren't known until the inspection is underway. Charges vary, generally $25-$100.
Multiplexes and Accessory Dwelling Units
